Pacific Commercial Management, Inc. provides complete, professional management services, including the following outlined below:

COLLECTIONS

  • Invoice monthly for rent
  • Collect rent and deposit in interest-bearing trust account
  • Maintain records of balances due and funds received
  • Calculate late fees
  • Issue delinquency notices when necessary
  • Coordinate legal action with attorney for tenants in default

ACCOUNTING

  • Maintain a running account balance with receipts and disbursements posted daily
  • Pay all charges against property, including loans, insurance premiums, utilities, bills for supplies, contract services and repairs
  • Prepare financial statements (tailored to owner's requirements) and forward to owner prior to the 15th of the month. Financial statements reflect current activity as well as cumulative annual totals. Financial reports are reviewed monthly by a Certified Public Accountant.

MAINTENACE AND SUPERVISION

  • Maintain all grounds and equipment, acting within the management plan and adhering to budget levels
  • Hire contractor to provide monthly services needed to maintain premises, such as janitorial, painting, landscaping, heating, power seeping, etc. All the contracts will be evaluated for cost, quality and efficiency. All contractors will be licensed and insured.
  • Handle all trouble calls. We have a 24-hour/7-day per week answering service for any emergencies.
  • Make arrangements for repairs or minor improvements as necessary. Trouble calls requiring urgent attention, such as plumbing, electrical or heating problems are handled immediately.

TENANT RELATIONS

  • Handle all communication with tenants, answering questions, investigating complaints, mediating disputes. We introduce ourselves to tenants and encourage them to route all questions or problems through our office. We endeavor to return all calls and answer correspondence in a prompt fashion.

LEASING

  • Capable of performing all leasing functions -- PCM is a licensed real estate broker.

GENERAL ADMINISTRATION

  • Monitor insurance policies for renewals or needed increases in coverage.
  • Continuing education for employees, providing them with the most up-to-date information and changes in laws pertaining to property management.
  • Provide owner with a monthly narrative detailing all activity for the month.
  • Comply with all federal, state, and county regulations and keep owner apprized of any such requirements.
  • Verify that all Pacific Commercial Management employees are bonded.
